What Gutter Cleaning Costs (And When to Book It)
The straight answer, the way we give it on the phone: what a cleaning runs, what moves the number, why the fall slot matters most, and how to pay less for it.
Every fall the same thing happens. The leaves come down, the first hard rain hits, and the phone starts ringing with water pouring over somebody's front door. Here is what the job costs, and when to book it so you are not the one calling mid-downpour.
The short version
Most professional gutter cleanings land in the ranges below. Height and pitch matter most, because a two-story or steep-roof home takes more setup and carries more risk.
| Home | Typical range |
|---|---|
| Single-story home | $100 to $175 |
| Two-story home | $150 to $250 |
| Estate, steep roof or commercial | Quoted per project |
Bundling with other exterior work costs less than booking alone; more on that below.
What moves the number
- Height and pitch. A second story or a steep lot means more setup, more ladder work and more risk. This is the biggest factor.
- How full the gutters are. A season of wet debris is heavy. A maintained gutter is a quick clear; one that skipped a year takes real work.
- Gutter guards. Guards slow the clogging but do not stop it. Fine debris like pollen, helicopter seeds and shingle granules still builds up underneath, and cleaning under guards takes longer.
- Repairs found up there. Loose hangers, sagging runs and failing seams get flagged while we are on the ladder. Minor re-securing is quick; we tell you straight when a section needs replacement.
When to book it
Twice a year is the baseline: once in late spring after pollen season, and once in late fall after leaf drop. Homes under heavy pine or oak cover often need three or four visits a year, because needles and small leaves keep coming long after the maples are done.
The timing of the fall cleaning matters more than people think. Book it after the trees have actually finished dropping, not at the first pretty week of fall color. A gutter cleaned in early October fills right back up by Thanksgiving. The goal is gutters that go into winter clear, so melting ice and winter rain have somewhere to go.
And do not wait on the warning sign everyone ignores: water sheeting or waterfalling over the front edge of the gutter during rain instead of draining to the downspout. That means the system is already full.
What a professional cleaning includes
A real gutter cleaning is three jobs, not one: hand-cleared debris removal from the troughs, a downspout flush to prove the water actually drains, and exterior gutter face cleaning so the streaks and tiger stripes come off the front. While we are up there, we also check hangers, seams and pitch, which is how small problems get caught before they become fascia repairs.
How to pay less for it
Most of a gutter job's cost is setup and travel, not the clearing itself. That is why adding gutter cleaning to a house soft wash or other exterior work is far cheaper than booking it on its own, and why it fits naturally into a yearly exterior maintenance cycle.
One more pairing worth knowing: if you are having holiday lights professionally installed, have the gutters cleaned first. Lights clip to the gutter line, and nobody wants them clipped to a trough full of wet leaves.
